He started his CoLiving journey in 2011 and reached financial freedom with his wife by age 23. What began with just a few rented rooms has grown into a network of over 1,500 CoLiving doors including his own and those of the investors he mentors.
As the founder of Scale Your CoLiving Real Estate and the largest CoLiving real estate mastermind in the world, Sam leads a thriving community of investors transforming traditional rentals into high-performing, affordable housing. His proven strategies turn ordinary homes into wealth-building assets. He has also been featured on top real estate podcasts across the country for it.
Before real estate, Sam founded UpLevel Martial Arts, where he taught thousands of students leadership, discipline, and personal growth. His experience as a coach and business owner laid the foundation for his passion today: helping others break free from their 9-5 and live on their own terms through CoLiving.
Sam is on a mission to solve the affordable housing crisis while empowering others to escape the 9-5 grind. He believes CoLiving is the fastest and most impactful path to wealth in real estate, and hundreds are following his lead.

Fernando's bio Six years ago, I left a comfortable six-figure job to build a life where I controlled my time, income, and impact. Since then, I’ve started five businesses that failed—and two that have helped real estate investors close over 160 loans across the country.
Today, I run Remote Lender, a mortgage brokerage built exclusively for real estate investors. We specialize in DSCR loans and creative traditional financing for PadSplit, Coliving, BRRRRs, BRRCRRs, short-term rentals, and long-term holds. In 2024, we helped investors close over 130 loans because of our transparency and strategic lender matching.
Alongside that, I founded ZERO Origination Investor, a program that teaches investors how to originate their own loans so they can pay ZERO broker origination fees—and even launch their own brokerage. One very first student, Cameron, submitted his first deal within just five days of joining—saving thousands in fees and gaining total control over the financing process.
Through both companies, my mission is simple: help investors build wealth, reduce friction, and take control of their real estate financing.
Outside of business, I’m a husband to an amazing wife and father to two amazing girls.

Grant Shipman
Livingsmith
Grant Shipman is a pioneering figure in the co-living industry, with a journey spanning over two and a half decades. His experiences include involvement in communes, co-ops, and intentional living spaces. In 2017, he founded Livingsmith, a co-living investment and property management company, leveraging strategies like using other people's money (OPM) and syndication to build his real estate portfolio without personal capital.
Grant achieved financial freedom within 15 months through co-living investments, consistently satisfying investors, lenders, staff, and renters. He is renowned for his unique approach to communal living and rental investment strategies, making him a leading expert in the field. In 2019, he developed the first co-living training course and has authored several books on the subject.
His properties have maintained an impressive 97% occupancy rate, even during challenging times like the COVID-19 pandemic.
Grant is dedicated to guiding others through the complexities of co-living investment and management, ensuring success while avoiding common pitfalls. He resides in the Colorado Rocky Mountains with his wife Sarah and their children.

When and where is the National Co-Living Conference 2026?

What is the expected attendance, and who should attend?

What are the specialized tracks?
There are four tracks: Co-Living Operator Investor (active Co-Living Investors & Property Managers for maximum NOI and scaling); Co-Living Passive Investor (for hands-off opportunities & successful investing); Co-Living Financing Specialist (unlocking capital for deals or current/aspiring loan officers); and Co-Living Realtor (realtors wanting to provide co-living as an option to their investor clients).
What does the agenda include?
The schedule features keynotes, panels, breakout sessions, networking receptions, and optional activities like morning hikes. Sessions run from morning to evening, with breaks for coffee and meals.
How much do tickets cost, and when can I buy them?
Early Bird Tickets are available starting January 15, 2026. Pricing details will be on the tickets page—secure yours early for the best rates. Tickets will be delivered virtually.
Where is the conference located?
Downtown Denver, CO. Denver is ideal due to its central location and ease of access for most. The venue is a 5-Star Hotel, and will be announced shortly. Block room pricing will be available for those interested. Hotel reservations are handled separately through the hotel and are NOT required for Conference attendees.
Will I get to meet my favorite speakers?
Yes, a beautiful aspect of the conference is everyone is together in one space. If you would like to meet someone, simply go up and introduce yourself. Additionally, the entire conference schedule is designed for attendees to find new partners, deals, friendships, and opportunities.

Can I get a refund if I can't attend?
Due to the limited nature of ticket tiers, all ticket sales are final. However, tickets are fully transferable at anytime by contacting [email protected].
How Is The National Co-Living Conference different from other real estate conferences or co-living events?
Other real estate conferences have huge value, but they do not focus solely on Co-Living. Local and regional Co-Living events remain absolutely essential and important. However, The National Co-Living Conference is the only annual gathering of top co-living experts, Investors, Operators, Realtors, & Professionals from across the country. It started in 2025 and is trusted and endorsed as the official event that belongs to the Co-Living Movement. The Co-Living Conference Advisory Board, which shares ownership in the conference, ensures the conference always exists to best represent and benefit the entire Co-Living Movement.
